3161 Northgate

Sitting at the edge of Collin and Grayson County, this contemporary Texas modern farmhouse rests on approximately 3.25 acres within a 2000+ acre Red Stag Ranch that has an enclave of larger acreage properties. When you drive the last 3 miles, you will feel you are in the Texas Hill Country. Intentionally situated away from the pace of city life, the homestead offers open land, wide skies, and the kind of quiet only found where space and sky outnumber rooftops. Approaching the homestead, open acreage gives way to a walking path framed by black obsidian aggregate that leads to handcrafted Entrada 8 double iron front doors, creating a calm and intentional arrival. Inside, the heart of the home centers around a floor-to-ceiling wood-burning fireplace constructed of Silvermist chopped stone with custom live-edge cedar mantels. The open living spaces are complemented by custom lighting crafted from reclaimed materials, including wagon wheels sourced from McKinney & Canton Trade Days. The chefs kitchen features Shadow Storm Brazilian marble countertops, including a single slab leathered island, honed perimeter counters, extensive storage, and a cabinet-lined pantry designed to maintain a clean and organized space. The private primary wing includes an office, coffee bar, laundry access, and a spa-inspired bathroom with radiant heated floors, an oversized dual double Jacuzzi tub, and a dual-access slate shower with a rain head, body sprays, and multiple fixtures. Additional features include a secondary suite with heated bathroom floors, walk-in closets throughout, a soundproof media room, upstairs and downstairs laundry, spray foam insulation, a 20-zone sprinkler system, a tankless water heater, finished attic flex space, and an 8-car garage with an extra tall bay suitable for RV or boat storage. Blending handcrafted materials, reclaimed elements, and thoughtful design, this homestead offers a modern interpretation of the Texas farmhouse.
